York County hotel market heating up

(York) -- York County's hotel market is heating up.

Two new hotels totaling almost 200 rooms -- a Home2 Suites by Hilton in York Township and a La Quinta Inn & Suites in West Manchester Township -- are under construction and scheduled to open in 2016.

Meanwhile, the historic Yorktowne Hotel in downtown York is scheduled to change hands in December. The new owner, the York County Industrial Development Authority, is talking about making major improvements to the 90-year-old hotel, including renovating the guest rooms and public spaces and possibly adding a rooftop restaurant or bar.

At the same time, one of the county's largest hotels, the 177-room Wyndham Garden in West Manchester Township, is renovating its Ballroom of the Roses event space. The 600-seat ballroom is getting new carpeting, lighting and wallcoverings.

The renovations are scheduled to be completed in February 2016, said Christina McCullough, the hotel's director of sales and marketing. They are part of renovations that were done earlier and included, among other things, remodeling the hotel's restaurants, lobby and guest rooms.

Adding another 200 rooms to York County's existing inventory of about 4,000 will boost efforts to attract more youth sporting events to the county, a major focus of the York County Convention and Visitors Bureau, said Anne Druck, the bureau's president.

"It all helps us maximize tourism expenditures and the economic impact those expenditures have in our county," Druck said Monday.

When sports event organizers are considering a location for a tournament, their first consideration is the quality of an area's sports facilities, Druck said, but the number and quality of hotel rooms are "a close second in the equation."

The 80-room La Quinta, located at 1405 Kenneth Road in West Manchester Township, is scheduled to open in April, Shri JogiKrupa LP, the hotel's owner, said in an email Monday.

The Home2 Suites, on Pauline Drive in York Township, is slated to open in July, according to Justin Shelton, president of Springwood Hospitality, the hotel's York Township-based developer. Springwood is also developing a 118-room Fairfield Inn & Suites hotel in Lancaster.County. The hotel, which is across from Dutch Wonderland, is slated to open in June.

Marriott International Inc. said Monday it has reached a deal to pay $12.2 billion to acquire Starwood Hotels & Resorts Worldwide Inc., which owns or manages more than 1,270 hotels worldwide, including the Westin, Sheraton and Aloft chains. The deal is not expected to have any impact on the York County Industrial Development Authority's purchase of the Yorktowne Hotel, said Jack Kay, the authority's chairman.The hotel is owned by an affiliate of Starwood Property Trust,, a different publicly traded company than Starwood Hotels & Resorts Worldwide.

York County's hotel market by the numbers:

Occupancy rate in September 2015: 60.7 percent

Average daily rate in September 2015: $84.04

Revenue per available room in September 2015: $50.99
